Step 1: Decide when to sell

In the Canadian real estate market, timing influences your final selling price. Let’s look at the key factors to help you determine the best time to list.

Is it a seller’s market or a buyer’s market?

When buyer demand exceeds available homes, it’s a seller’s market, creating stronger competition and an advantage for sellers. When supply exceeds demand, it becomes a buyer’s market, offering more choice and negotiating power for buyers.

When is the best time to sell a home?

Spring and fall are the strongest peak selling periods. However, a properly presented home can sell successfully in any season when marketed strategically.

How quickly do you need to sell your home?

The right time to sell depends on both market conditions and your personal situation. If you need a quick sale, competitive pricing can generate immediate interest. If you have more flexibility, you may choose to wait for stronger offers and maximize your return.

Should you buy first or sell first?

Buying and selling often happen together, making timing critical. With the right strategy, both transactions can align for a smooth transition. Agents at York National Realty Inc., Brokerage can help coordinate timelines, structure conditions, and manage the process efficiently.

    Step 3: Prepare Your Finances

Selling your home involves understanding how your mortgage, costs, and future financing options will impact your final proceeds. Being financially prepared helps ensure a smooth transition from one home to the next.

Additional Tips to Prepare Your Home for Sale

    • Estimate your net proceeds before listing
    • Budget for closing and unexpected costs
    • Get pre-approved if you plan to purchase another property
    • Speak with a mortgage advisor or accountant early in the process

Not sure what your budget looks like? Use our Mortgage Calculators to find out.

    Check Mortgage Flexibility

    Mortgage & Payoff

Most sellers use their sale proceeds to pay off their mortgage. Open mortgages can be repaid without penalty, while closed mortgages may include early repayment fees.

    Portability & Buyer Flexibility

Some mortgages are portable, allowing you to transfer your rate to a new home, especially valuable if it’s lower than current rates. In some cases, a buyer may also assume your mortgage, making your property more attractive.

    Buying Before Selling

If you find your next home before selling your current one, you may need bridge financing, a short-term loan that helps cover your down payment until your sale closes.

    Taxes and Closing Costs

Depending on your situation, there may be tax implications when selling. Primary residences are generally exempt from capital gains tax, while investment or secondary properties may not be. Plan for closing costs such as legal fees and applicable taxes like HST.

Step 4: Determine Your Home’s Asking Price

Correct pricing is essential for a successful home sale. Strategic pricing attracts buyers, maximizes value, and supports a smooth, profitable transaction.

Your REALTOR® will determine a recommended price using a Comparative Market Analysis, which evaluates:

    • Recent sales of similar homes in your area
    • Current listings and competition
    • Market trends and buyer demand

Step 8: Find a Real Estate Lawyer

A trusted real estate lawyer protects your legal and financial interests throughout the home-selling process. They ensure all documents are accurate and transactions are properly executed from start to finish.

Start by asking family, friends, or York National Realty Inc., Brokerage for recommendations for experienced real estate lawyers.

While your lawyer handles the legal side, don’t miss opportunities on the market.

    Set Listing Email Alert

    Here’s how your lawyer helps:

    Review the Agreement

Ensures all terms, conditions, and legal details are accurate before you sign

    Run a Title Search

Confirms there are no liens, unpaid taxes, or legal claims against the property

    Handle Closing Costs & Documents

    Coordinate Mortgage Funds

Works with your lender to discharge your mortgage and transfer funds on closing day

Step 9: Review Offers & Negotiate

When an offer comes in, your REALTOR® will present it and guide you through the details, including price, conditions, and timing. You may receive a firm or conditional offer and choose to accept, reject, or submit a counter-offer.

    How the Offer Process Works

    • Your REALTOR® presents and explains each offer
    • The buyer’s REALTOR® may handle negotiations
    • You can accept, reject, or counter the offer
    • Conditions may include financing, inspection, or the buyer’s sale

    Negotiation Considerations

    • Adjust the price if the offer is close but not quite righ
    • Negotiate closing dates to fit your needs
    • Review all conditions carefully
    • Your REALTOR® helps protect your interests throughout the negotiation
    Home Selling Offer

    Step 10: Close the Deal

Once your offer is accepted, you enter into a legally binding agreement, but the sale is finalized on closing day when ownership transfers and all legal and financial details are completed.

    Your Closing Checklist

    • Notify your lawyer that the Agreement of Purchase and Sale is signed
    • Complete any remaining conditions (financing, inspections, etc.)
    • Arrange utilities, insurance, and moving services
    • Update your change of address (post office, banks, government services)
    • Keep your REALTOR® informed of any changes that may affect the transaction

On closing day, ownership is officially transferred to the buyer, and you receive the remaining proceeds from your sale. At this point, the transaction is complete.
